What's new
Week of October 26, 2026
- New York, New York State
New York City, Long Island and Westchester, and the rest of New York
Pro now covers New York. Every city building job names the owner and the architect when it is filed, months before the permit, and the general contractor when the permit is issued; the electrical, plumbing, sprinkler and elevator permits name each sub. Deeds come with the price and both parties, and loans with the lender, for the four boroughs that use the City Register. Rezonings show the developer and hearing dates years before a permit, with zoning, landmarks and flood zones on the map. Across the state, public works payrolls name every contractor and sub by trade, and state bids, health projects and development incentives name the owner.

Pittsburgh and the rest of Pennsylvania
Pro now covers Pittsburgh: city building permits with their value, the electrical, mechanical and fire subs named from their trade permits, Allegheny County land and commercial sales with the price, and City Council land use items. Across Pennsylvania, DEP stormwater permits name the owner or developer months before the building permit, and FAA filings flag tall buildings and cranes. Zoning, historic districts and opportunity zones are on the Pittsburgh map for the city, Beaver and Butler counties and a few suburbs.

Every market in one list: All US, All Canada, all of a state

Project files in tabs: the team, the timeline, every record
Every project file now opens on where it stands, its value, its size, the latest filing and the GC, then tabs for the team with each company's phone and email, a timeline of filings, changes and stories, and every record on the job.

Zoning on the map and on every file
Turn on Zoning in the map's layers to see every district colored by what it allows, then open any parcel or project for its zoning, future land use, overlays and historic district. Records and Projects filter by zoning too, outside Dallas-Fort Worth and Toronto, where parcel records carry no map point.

Next hearings, on Today and in the morning email

Toronto gets its own morning edition
Toronto development news now lands in your inbox every morning at 8: towers filed, council approvals, starts and sales, each story tied to its project file in Pro. Sign up on the Toronto page.

The rest of Texas, Florida and Tennessee, and seven Canadian markets
Pro now reaches past our cities: TDLR registrations across Texas, early site permits across Florida, and state building projects and construction sites across Tennessee. In Canada, Toronto plus Ontario, Quebec, Alberta, British Columbia, Saskatchewan and Manitoba, from city permits and planning files to the provincial project lists. Pick any of them from the market menu.

Radar is now an inbox of projects on the move
Every project is one thread, labeled by where it is between land and delivery. Open one for its records and the people on it, mark it contacted or not relevant, set it to come back on a day, keep a note, or draft a first message. Tune it by value, size, team, type and place, and the morning email lists what is new.

Search reaches every market, nearest first
Search from Miami and you see Miami first, then the rest of Florida, then every other market, each hit labeled with its market. A name's words find it even with other words between them: Tesla Lamar finds Tesla, Inc. (Lamar CISD).

Billion-dollar projects read in billions
Project pages, Records, Leads, search, the map and Ask now show $10.1B where they used to show $10,116M.

Filter projects by use, and hide the houses
Projects has a Use filter (multifamily, office, industrial and the rest) and a Houses switch, as Records does. A new Value column shows the construction cost, or else the largest job on the permits, and the Units, Sq ft and Value filters now match what the table shows. Use is off only for the rest of Pennsylvania on its own, where under half the projects name one.

Pick cities across a whole state or country
On All Canada, All US or a whole state, Projects and Records now have the Place filter: every market's cities under its name, so Calgary and Mississauga can share one list without leaving All Canada. Montréal and Québec City are in it too.
Open it → - Miami, Dallas-Fort Worth, Nashville, Pittsburgh, New York
Filter land sales by city
Land has a Place filter: pick Miami Beach, Coral Gables or any city the year's sales name. It shows in Miami, Dallas-Fort Worth, Nashville, Pittsburgh and New York City. Elsewhere most deeds name no city, so it stays off.

Find a market by name
The market picker is a list now, by country and state, with a search box: type a city, state or province and press Enter. The map beside it shows what each pick takes in, so you see that Florida means Miami, Tampa Bay and the rest of the state before you click.

Filters show when they're working
Pick a filter and the table dims under a loading bar until the new rows arrive, with your pick already showing on the filter. The other filters wait until it lands, so a year of records never looks stuck.

Who to ask for at the companies on a job
The Team tab now names people to ask for at each company, beside its office line, inbox and site. Florida comes first: its corporate registry names the officers at about half the firms on its jobs. Elsewhere, for now, you see the leaders the busiest firms name on their own sites. Each one links to the page we found it on, and you can report one that's wrong.

The GC, the subs and the suppliers on Pennsylvania jobs
Pro now reads Pennsylvania's State Construction Notices Directory. When an owner files a notice on a job of $1.5 million or more, often a week before the building permit, you see the owner and the general contractor. Each sub and supplier then files as it starts, with its scope and who hired it, most with a work email or phone. A year is loaded for Pittsburgh and the rest of the state: 515 jobs and 1,390 sub and supplier notices.

New plants and crane work, apart from warehouses
Records and Radar now tell manufacturing plants and fab shops apart from warehouses, and find permits that name a bridge, jib or overhead crane, a hoist or a crane runway. Equipment dealers and crane installers get both as Radar paths, with FAA crane filings, wherever a market has them.

Tower cranes on their project file
A crane filed with the FAA without a street address now lands on its project when it names the building's FAA case, stands beside another filing of the same job, or sits next to a project of the same name. In Dallas-Fort Worth nearly twice as many of this year's crane filings now have a project or an address.

New Texas plants, one to three years early
Every application a company files with the Texas Comptroller for a JETI school tax limit now reaches Records, Radar and the project file: the company, the school district and county, and on most the investment and the jobs. These are the big plants, from Tesla and TeraFab to Lite-On in McKinney, filed one to three years before construction starts.

Planning cases the week they are filed
Rezonings, variances, special uses and site plans now come from each city's and county's own case maps, often weeks before they reach an agenda, with the case link and the hearing date where one is set. A case and the agenda item that hears it share one file.

Opportunity zones and tax credit areas on every file
Every parcel and project file says whether it sits in an opportunity zone, a Qualified Census Tract, a Difficult Development Area or a New Markets Tax Credit tract. Records and Projects filter to opportunity zones everywhere but Dallas-Fort Worth, where parcel records carry no map point.

Ask: the record, in your own words
Ask Groundbreak anything you would ask a researcher who has read every permit, deed, loan and lien: who pulled the most permits, which lenders are most active, what builders pay for a lot, which jobs sit in a flood zone, how this month compares with last. The answer comes back with the table, a CSV and the records behind it, in any of our seven markets.
It opens with questions picked for your work and checked against the record first, so each one has an answer.

Flood zones on every permit, project and lot
Every parcel now carries its FEMA flood zone. Filter Records and Projects to the ones in a flood zone, where the building code requires flood protection on new and substantially improved buildings, or to the coastal high hazard V zones. Builds has a flood toggle too.
In Miami over the last 90 days: 120 permits in coastal V zones, from Brickell Bay Drive to Tahiti Beach.

Builds: who is building, what they paid for the land, and what it sold for
Every lot a builder bought to build on, followed from the land sale through the demolition and building permits to the sale of the new house, in Tampa Bay and Charlotte. A map with the county's lot lines, the builders ranked, and each builder's LLCs pulled together by their mailing address. Teardowns are one click.
In the City of Tampa over the last two years: 354 teardowns, a median of $400K for the land and $862K for the new house, 30 months apart.

Towers and tower cranes filed with the FAA
New towers and the cranes that build them now show up in Radar and on the project file as soon as they are filed with the FAA, in every market: the height, where it is, and how long the crane stays. The sponsor is named once the FAA clears it.
