Lis pendens
A lis pendens is a recorded notice that a lawsuit affecting title to a property is pending, most often a foreclosure. Anyone who buys or lends on the property after it is recorded takes it subject to the outcome of the case.
Why it matters for a lead
On a development site a lis pendens usually means the construction lender has started to foreclose. It is the signal an investor looking for a distressed site, or a sub owed money, wants the day it records.
