Construction loan (recorded mortgage)

A construction loan is a mortgage or deed of trust recorded against a site to fund building on it. The recorded instrument names the borrower and the lender; in Florida and Georgia it also states the amount, and in Florida a notice of commencement usually follows within days.

Why it matters for a lead

A recorded loan says the project is funded before the permit does, and it names the capital partner. Lenders, insurers, sureties and the trades all read it.

Where Groundbreak gets it

Miami-Dade, Broward, Hillsborough and Pinellas Clerks; DeKalb Clerk of Superior Court (security deeds); the four Dallas-Fort Worth County Clerks (deeds of trust).
