Deed of trust
A deed of trust is the instrument Texas and North Carolina use in place of a mortgage: the borrower conveys the property to a trustee as security for a loan from the lender named in the document. It is recorded with the county clerk, so the lender and borrower are public even when the amount is not.
Why it matters for a lead
A deed of trust recorded on a site after the land sale is the construction or acquisition loan. In Dallas-Fort Worth it names the lender, which tells a sub or supplier the job is funded.
Where Groundbreak gets it
Dallas, Tarrant, Collin and Denton County Clerks.
