Deed (warranty deed, special warranty deed)
A deed is the recorded instrument that transfers title to real property from the grantor (seller) to the grantee (buyer). A warranty deed guarantees clear title; a special warranty deed guarantees it only for the seller's period of ownership, which is the usual form in a commercial sale.
Why it matters for a lead
A deed on a developable parcel is the earliest public signal of a project: the land changed hands before anything was filed. Florida and Tennessee state the price; Texas and Georgia do not.
